PERODICAL MAINTENACE SCHEDULE OF OIL & GAS FIRED
BOILERS
DAILY:
§ Ensure
that feed water meets the requirement stipulated by boiler manufacturer.
§ Give
blow down at regular intervals depending on the water analysis.
§ Blow
down the level controller water column and gauge glass. Clean the gauge glass
externally.
§ Drain
the soft water service /deaerator tank slightly to remove any sediments that
might have settled down.
§ Clean
the fuel filters and strainers.
§ Drain
slightly the oil service tank to remove any water and sediments that might have
settled down.
§ Cleaning
of burner is not necessary every day, however, if it becomes necessary great
care must be exercised not to disturb the electrode setting. Nozzle should be
removed, using proper tools cleaned and refitted.
§ Carry
out soot blowing of Economizer if available.
§ Drain
the water service tank for some time to remove sediments if any.
WEEKLY:
§ Ensure
that the water level is properly controlled.
Check the working of low level & extra low-level alarm by reducing
the water level. As the level goes down, the low-level alarm comes on tripping
the burner. As the level goes further
down the second low level alarm (extra low) gets activated. This also trips the burner.
§ Ensure
proper lubrication of all moving parts.
§ Clean
the flame sensor and viewing glasses.
§ Check
the condition of door seals.
§ Check
that there are no variations in the fuel pressure as compared with that at
commissioning time.
MONTHLY:
§ Clean
electrical contacts of all relays and tighten connections if any.
§ Check
water pump gaskets and non-return valve.
§ Lubricate
the modulation motor linkages.
§ Clean
the burner nozzle and ignition electrodes.
§ Check
and clean, if necessary, the furnace.
QUARTERLY:
§ Clean
blower fan blades.
§ Drain
and clean water service/deaerator tank and fill it with soft/DM water.
§ Clean
the fuel filters/strainers.
§ Drain
and clean fuel service tank.
§ Open
the clean outdoors of boiler, superheater, and economizer. Remove collected
soot deposits.
HALF YEARLY:
§ Check
all valves for leakage; lap them if found leaking.
§ Lubricate
bearings of water pumps.
§ Clean
the burner gas spuds.
§ Check
the sealing of Manhole head holes, and clean outdoor of smoke box.
§ Clean
the inner and outer face of the sight glass.
YEARLY:
§ Lubricate
the motors.
§ The
burner adjustments might have been disturbed which will result in smoke and bad
combustion. Every burner should be
overhauled at least once a year and regulated to ensure perfect combustion.
§ Loosen
the door nuts and carefully swing open the boiler door. Clean the tubes with a brush. The brush must not be loose when inserted in
tube. A loosely fitting brush will not
clean the tubes properly. Also, the
brush must pass through the full tube length.
§ The
combustion chamber of boiler, superheater and economizer coils should be
cleaned once a year. However, quality of
fuel and burner efficiency will determine the frequency of cleaning this.
§ Check
the door refractory for any damage.
Repair, as necessary.
§ Close
the door, carefully tighten the door nuts to make sure the door seal is fitted
uniformly into the sealing ring.
§ When
the boiler is fired after cleaning, check the door seal to make sure that there
is no gas leak. Tighten the door nuts
nearest to any leak.
§ Clean
the water side of the boiler thoroughly. If required descaling should be
carried out.
